Vaughan Mills

Vaughan Mills is a regional outlet mall located at the southeast corner of Highway 400 and Rutherford Road, in Vaughan, Ontario, just south of Canada's Wonderland . It is one of the largest enclosed shopping centres in Canada, and the largest shopping mall in York Region with almost 1,300,000 sq ft (120,000 m2) of retail space. The complex has over 200 retail stores, restaurants, and entertainment outlets.

The mall is well served by public transport, with York Region Transit's Vaughan Mills bus terminal adjacent to its eastern entrance, with regular service to the Vaughan Metropolitan Centre station on the Toronto Transit Commission's subway network.

The shopping centre was designed and built by Ivanhoé Cambridge and the Mills Corporation, the latter of which owns a portfolio of malls across the United States. JPRA served as the design architect for the centre, with Bregman + Hamann Architects as the project architect. Like its American counterparts, Vaughan Mills incorporates a "race track" layout to maximize the exposure of the mall tenants. When Vaughan Mills was conceived in 1999, it was meant to be a slightly larger complex at 1.4 million square feet (130,000 m²), with up to 18 anchor retailers and a combined 245 stores and services.[1]

The shopping centre was intended to be a stepping stone for American retailers wanting to enter the Canadian market, however Bass Pro Shops Outdoor World was the only U.S. retailer to make its exclusive launch there, while other anticipated retailers such as Bed, Bath and Beyond and Burlington Coat Factory ending up never coming to Vaughan Mills.[3] In September 1999, Bed Bath & Beyond and Sun & Ski Sports were among the six American retailers that were announced as Vaughan Mills' first anchor tenants. An ESPN X Games Skatepark was also planned as the main entertainment venue site.

The mall opened on November 4, 2004, and was the first regional enclosed shopping complex to be opened in the Greater Toronto Area since the Erin Mills Town Centre in 1990 as well as the first in the GTA built in the 21st century. The mall had its two-millionth visitor less than two months after its opening.[4] Vaughan Mills receives over 13.5 million patrons per year.[1] In August 2006, the Mills Corporation sold its stake in Vaughan Mills to partner Ivanhoé Cambridge.

In January 2013, plans were announced to add 150,000 square feet and 50 new stores to the mall, which opened in late 2014.[5] On October 23, 2014, the expansion of the mall with 50 new stores opened. On March 17, 2016, Saks Fifth Avenue Off 5th opened a 32,000 square feet (3,000 m2) store in the mall.[6] The mall added the first Legoland Discovery Centre in Canada.[7]

In 2018, Japanese retailer Uniqlo announced an expansion to open four new locations in malls, including that of Vaughan Mills, which opened on September 28, 2018, in the former HR2 location.

Sister malls in Canada

Ivanhoé Cambridge stated in 2011 that their strategic plan was to have four sister malls in Canada, with Vaughan Mills as the first, and additional locations to be located near Calgary, Vancouver and Montreal.

CrossIron Mills, located outside of Calgary, Alberta, opened on August 19, 2009. It has a number of the same retailers as the Vaughan Mills Mall, including Bass Pro Shops. The CrossIron Mills location opened in the spring of 2009, several months ahead of the main mall. The construction, leasing, and opening of the mall has paralleled Vaughan Mills to a degree, as it, too, has occurred during an economic recession.

Tsawwassen Mills, located in Delta, British Columbia, at Highway 17 and 52nd Street on Tsawwassen First Nation Lands south of Vancouver. Construction began in January 2014 and the mall opened on October 5, 2016. Tsawwassen Mills is designed in a similar format to its sister malls and includes approximately 111,500 square metres (1,200,000 sq ft) of retail. Plans call for 16 anchor retailers, including the first Bass Pro Shops Outdoor World location in British Columbia announced as the first anchor tenant.

Ivanhoé Cambridge had originally planned to build what would have been called Laval Mills in Laval, Quebec near Montreal, at the intersection of Quebec Autoroute 440 and Quebec Autoroute 25. However, after three years of planning and analysis, these plans were abandoned in May 2011 citing that their criteria of feasibility and profitability were not met, partly because environmental issues as construction would have disrupted a number of wetlands on or directly connection to the project. At the time the project was cancelled Ivanhoé Cambridge stated they would continue plans for a Mills mall to be built in the Montreal region.

CF Markville

CF Markville, also known as Markville Shopping Centre in the Cadillac Fairview chain of malls, is a shopping mall of over 160 stores in Markham, Ontario, Canada. It is located at the intersection of Highway 7 East and McCowan Road. Its anchors are Hudson's Bay, Winners/HomeSense, Walmart Supercentre, Sporting Life, Saks Fifth Avenue OFF 5TH, Uniqlo, Best Buy, and a Toys R Us/Babies R Us combo store. It has a gross leasable area of 1,017,199 square feet (94,500.9 m2). It was the largest shopping mall in York Region until 2004 when Vaughan Mills opened.

Concord, Ontario

Concord is a suburban industrial district in the City of Vaughan in York Region, located north of Toronto, Ontario, Canada. According to the 2001 Census, Concord has 8,255 residents.

It is accessed by two provincial highways: Highway 407 and Highway 400. Concord's approximate boundaries are Steeles Avenue to the south, Highway 400

to the west, Dufferin Street to the east, and Rutherford Road to the north, though it includes the Carrville neighbourhood east to Bathurst Street between Rutherford and Highway 7. The area along Highway 7, from Highway 400 to just east of Jane Street, though still often considered by many to be part of Concord, is now officially a new district; Vaughan Metropolitan Centre; which is Vaughan's planned urban core.

CrossIron Mills

CrossIron Mills is a fully enclosed shopping centre development just outside the northern city limits of Calgary, Alberta, Canada, and immediately east of the hamlet of Balzac in Rocky View County. It was developed by Ivanhoé Cambridge, a major Canadian real estate company. Completed in August 2009, the mall is the largest single-level shopping centre in Alberta, containing approximately 109,440 m2 (1,178,000 sq ft) of retail and entertainment space. Immediately east of the CrossIron Mills property is Century Downs Racetrack and Casino, one of two A-level equine racetracks in Alberta. Operated by the United Horsemen of Alberta (UHA), Century Downs Racetrack and Casino has been open since April 2015.The first tenant to open in the mall was the first Alberta franchise of Bass Pro Shops, which opened its doors in the spring of 2009, while the rest of the mall was under construction. The majority of the mall opened on August 19, 2009. A final phase referred to as The Entertainment Neighbourhood opened in Summer 2010.

CrossIron Mills is a sister mall to Vaughan Mills, a previous Ivanhoé Cambridge development in Vaughan, Ontario, outside Toronto. The Calgary area mall shares several of its major retailers (including Bass Pro Shops), as well as some design features.

Designer Depot

Designer Depot is a Canadian department store that sold brand names at prices 25–60% below regular department and specialty store prices. It was created in November 2004 as a division of retailer Hudson's Bay Company (HBC). It was sold by HBC in April 2008 to the INC Group of Companies.

The first location opened as part of the Vaughan Mills Mall in Vaughan, Ontario. Weekly shipments of clothing originate from Fairweather and Randy River outlets. Children’s, infant, and maternity clothing is also sold. Designer Depot carries Plus sizes and Petites. The merchandise is sourced from around the world by a team of specialty buyers who buy the merchandise for various reasons, including order cancellations by other retailers, excess stock, liquidations, not passing 100% quality check or bankruptcies. Their slogan is "Designer Labels. Depot Prices."

The average store size was 32,000 square feet (3,000 m2). Designer Depot represented HBC’s entrance into the off-price market in Canada, which is approximately $5 billion and growing.

Dixie Outlet Mall

Dixie Outlet Mall, also referred to as Dixie Value Mall, is a shopping mall in Mississauga, Ontario, Canada, located on the south side of the Queen Elizabeth Way highway. It is Canada's largest enclosed outlet mall. It has several brand name outlets including Nike, Calvin Klein, Guess, Puma, Tommy Hilfiger, Winners, Levis, Famous Footwear. Dixie Outlet Mall is owned by Slate Asset Management, Cushman & Wakefield, a Canadian firm.

East York Town Centre

East York Town Centre is a shopping centre in Toronto, Ontario, Canada, located at 45 Overlea Boulevard in the former city of East York.

LEGOLAND Discovery Centre Toronto

LEGOLAND Discovery Centre Toronto is an indoor family entertainment center located in Vaughan Mills mall in Vaughan, Ontario just north of Toronto. The attraction includes 10 LEGO build & play zones, 2 LEGO-themed rides, a soft play area, a 4D cinema, the World's Largest LEGO Brick Flag, and a gift shop. The Centre features more than 3 million LEGO bricks, 500,000 of which are located in the MINILAND. The attraction is owned and operated by British leisure group Merlin Entertainments.

Mills Corporation

The Mills Corporation was a publicly traded real estate investment trust headquartered in Chevy Chase, Maryland, United States, acquired on April 3, 2007 by an investment group composed of Simon Property Group and Farallon Capital Management. The company developed, owned, and operated major super-regional shopping malls. The company built 18 "Landmark" centers in which the malls were named after "Mills", like "Vaughan Mills," or "St. Louis Mills"; and also over 20 "21st Century Retail" regional malls that they started operating in 2002, like Del Amo Fashion Center and Southdale Center. Most former Mills facilities have a large movie theater from 10–30 screens, and a large food court (sometimes two). Their facilities were normally built in colorful modern/abstract architectural designs, but in recent years have been renovated to more conventional designs with mainly neutral colors. Simon Property Group assumed management of the former Mills properties after the acquisition, and is operating the former "Landmark Mills" group as a separate operating segment within its organization.

Oshawa Centre

Oshawa Centre is a two-storey shopping mall located in the city of Oshawa, Ontario, Canada. Located at King Street and Stevenson Road, it is the largest mall in Durham Region and the largest in Ontario east of Toronto with over 230 retail stores and public services. Its Executive Office complex includes the Ministry of Health and Long-Term Care of Ontario.

The Oshawa Centre is owned and managed by Ivanhoé Cambridge. One of Durham Region Transit's bus terminals is located outside of the mall's south-east entrance, from which there are regular bus services to Oshawa GO Station, Whitby GO Station, and the campuses of Durham College, among other destinations.

Pittsburgh Mills

The Pittsburgh Mills is a super-regional shopping mall complex northeast of Pittsburgh, Pennsylvania in Frazer Township, along PA Route 28 near its intersection with the Pennsylvania Turnpike. The mall is the second largest shopping complex in Western Pennsylvania , the main retail center for the Allegheny Valley, as well as one of the largest in the state, with approximately 2 million square feet (186,000 m²) of retail space on 200 acres (0.8 km2). King of Prussia near Philadelphia remains the largest mall. The grand opening of the mall portion of Pittsburgh Mills was on July 14, 2005.

Pittsburgh Mills was conceived and originally developed by the Mills Corporation, now Simon Property Group. On December 30, 2006, it was announced that the Mills Corporation sold its stake in Pittsburgh Mills to its partner in the project, Zamias Services, Inc. of Johnstown. Because of this, Pittsburgh Mills is currently the only Mills-branded mall that is neither owned or managed by Simon in the United States. Vaughan Mills near Toronto and the recently opened CrossIron Mills outside Calgary, Alberta, are the only other Mills-type malls that are not owned or managed by Simon. To date, it is the last Mills mall built in the United States.

It is the first Landmark Mills property to feature two full-price department stores—JCPenney and Kaufmann's (now Macy's).Although the typical Landmark Mills mall is synonymous with outlet shopping, Pittsburgh Mills is the only center to offer an entire lineup of full-price retailers that otherwise could be found in a traditional enclosed mall. The reason for this goes back to 1981, when developer Zamias Services, Inc. of Johnstown, planned to develop a regional mall on the Frazer Township site. Legal setbacks and financial difficulties had postponed the project for many years, until the Mills Corporation announced in 1986 that they would partner in conjunction with Zamias to build a retail and entertainment complex on the site.As part of a foreclosure sale, the mall was auctioned off for $100 in January 2017.

The Shops on Steeles and 404

The Shops on Steeles and 404 is a small 70-store community mall at the corner of Steeles Avenue East and Don Mills Road in Markham, Ontario. Aside from a few chains, the mall is mostly independent stores.

Toronto Premium Outlets

Toronto Premium Outlets is an outlet mall in Halton Hills, Ontario, Canada. Being the first Premium Outlet Center in Canada, and the first conglomeration of stores of its type in that nation, the facility opened on Thursday, August 1, 2013. It is anchored by Saks Fifth Avenue Off 5th and Restoration Hardware.

The mall has 800,000 square feet (74,322 square meters) of shopping including the first ever Hudson's Bay Discount Store, which was replaced by Saks Fifth Avenue.Phase 2 of the construction began in 2017 and was completed on November 15, 2018.

Tsawwassen Mills

Tsawwassen Mills is a shopping mall on Tsawwassen First Nations land, in Delta, British Columbia. The mall was built by Ivanhoe Cambridge and opened on October 5, 2016. It features 1.2 million square feet of retail space and a 1,100 seat food court. It features 200 retailers, including Bass Pro Shops as well as its sister chain Uncle Bucks, and Saks Off 5th. It is modeled after the successful CrossIron Mills outside Calgary, and Vaughan Mills in Vaughan, Ontario.

Vaughan Metropolitan Centre station

Vaughan Metropolitan Centre (also known as Vaughan, Vaughan Metro Centre or VMC) is a rapid transit station in Vaughan, Ontario, Canada. Opened on December 17, 2017, it is the north terminus of the western section of the Toronto subway's Line 1 Yonge–University. It is operated by the Toronto Transit Commission (TTC) and is one of two subway stations in the system outside of Toronto's city limits. It provides connections to Viva Rapid Transit's Highway 7 Rapidway, which is also used by Brampton Transit's Züm buses, as well as local bus routes of York Region Transit (YRT).

Located in Vaughan Metropolitan Centre, the suburban city’s future central business district, the station is designated by Metrolinx as a mobility hub, one of several multimodal transit terminals in the Greater Toronto and Hamilton Area. The station has a 900-space park-and-ride lot, which is privately owned and operated by SmartCentres, unlike other TTC rapid transit station parking lots which are owned and operated by the TTC itself.

Vaughan Mills Terminal

Vaughan Mills Terminal is a transit terminal in York Region, Ontario, Canada, at 1 Bass Pro Mills Drive, near the northeast corridor of Vaughan Mills and the intersection of Rutherford Road and Jane Street in Vaughan, Ontario. As of 2017, oneRide ticket machines are installed at this terminal.

Vaughan Transit

Vaughan Transit was the transit provider in the town of Vaughan, in southwest York Region, Ontario, Canada. The service operated from 1973 until 2001, when it was merged into York Region Transit.

Viva Silver

Viva Silver is a bus rapid transit route planned by York Region Transit to operate in Regional Municipality of York, Ontario, Canada. It is expected to begin service in 2022 as part of the Viva Rapid Transit service, after the opening of the Vaughan Metropolitan Centre subway station on the Spadina extension of the Line 1 Yonge–University subway in Toronto.

The planned route is from the Vaughan Metropolitan Centre Terminal north along Jane Street to Major Mackenzie Drive, then east to Richmond Hill GO Station. It will include a transit signal priority system.The route is part of York Region Transit's "frequent transit network" enhancements, in which Jane Street, Leslie Street, and Major Mackenzie Drive are considered top priority transit corridors for 2016. Frequency of York Region Transit rush hour bus service operating on those corridors will be progressively increased from 2016 to 2018 before implementation of the Viva service in order to increase ridership. The expected route service frequency is 10 minutes.Implementation of this route will require capital costs of about C$23 million in 2017, and will cost about C$6 million annually to operate. Service will require a fleet of 10 Viva buses.

Viva Yellow

Viva Yellow or the Davis Drive corridor line, is a Viva bus rapid transit line that serves Newmarket, Ontario, Canada on the Davis Drive Rapidway. This route is within York Region Transit's North Division, and is operated by Tok Transit under contract from York Region .
